• Moss, grass, and algae trap moisture under the coating, leading to blisters and early failure. If you have to pressure wash it or hire it out to get it free and clean, do it. You can’ t“ seal over” these problems and pray. You can only delay their exposure and when they finally show, it’ s always your reputation that takes the hit. I have been known for being a real stickler at Wis-Coat about this. But the 2 decades of repeat customers and higher price points in which we sell work than our competitors shows that our reputation for doing it right, has value.
The Science of Bonding
Sealcoating relies on penetration into the upper layer of the asphalt’ s void structure. That’ s where it seeps in and locks down. If dust or debris fills those voids, you’ re sealing onto a contaminant, not the asphalt itself. It will look like it’ s going to hold, but in time, it can wear much faster.
That’ s why a proper prep process involves:
1. Mechanical Cleaning: High-powered blowers, steel brooms, and scrapers to remove stubborn debris. If you can get a sweeper to help, do it. Even an attachment for your combi string trimmer or broom for your skiddy.
2. Targeted Oil Treatment: Biodegradable degreasers or hot water pressure for oil-soaked areas. Then even a“ Primer” if need be.
3. Detail Work: Wire brushing around curbs, posts, and seams where debris tends to hide. I have about four small wire brushes, think toothbrush size, on the truck to get the small and hard to reach places.
