EXPERT ADVICE
Properly Cleaning and
Repairing Untreated
Property Before
Sealcoating
ontractors understand the importance of following best
practices when sealcoating a pavement lot or driveway.
Many steps must be taken to assure the integrity of the
process, and preparation begins long before any pavement
coating is applied. The Pavement Coatings Technology Council
(PCTC) recommends beginning by properly cleaning and re-
pairing the asphalt surface. In doing so, contractors create condi-
tions that will ultimately lay the foundation for a successful end
product.
Treating Wide Cracks
Large cracks require the most time and attention when it comes
to preparing pavement prior to your sealcoating job. If wide frac-
tures, alligator cracking patterns, soft areas or sunken spots are
discovered on the asphalt, contractors should repair or replace
the pavement or base before coating is applied. This may result in
extensive patchwork, which must be allowed 30-90 days to prop-
erly cure. However, the number of days required for curing can
vary depending on type of asphalt, aggregate, weather conditions
