Designing around move-in / move-out logistics, access to freight elevators, dedicated truck / food / mail delivery areas, etc. Functional design can save time, money, and headache if thought through on the front end. AN AMENITY YOU WISH YOU COULD INVENT? Landscaping reviver. About 30% of the residents in my portfolio have dogs and it wreaks absolute havoc on the landscaping.
