compared to US at 9.3%. Employment
to population ratio reflects the
demographic shift, the age group 16-24
is at low employment due to staying in
school longer and not coming into the
workforce. Denham reviewed supply and
demand trends, there have been higher
supply than demand nationally, vacancy
rate as of 3rd quarter 2018 for US Metro
were at 4.8% and Denver at 5.7%. Office
leasing is not as healthy as the apartment
market, not building as much office as in
the past and not leasing as much office
space due to shared office space. She also
reviewed retail sales, which have had
positive growth through 2018, Denver
is the 4th top metro with highest retail
employment growth.
