How does it work?
AMS Billing receives copies of the uMlity statements that are sent to individual properMes on a monthly basis. Bills are allocated based on either actual usage per unit( if submetered) or divided based on the size of the unit, number of occupants, etc.
How are charges allocated?
AMS can measure individual unit usage if there is a submeter located with the unit. AMS does offer the service of " subemetering " your property if you choose this method to distribute charges. However if your property is not submetered and you prefer not to make a capital investment in submetering, AMS will apply a mathemaMcal formula to the property bill to allocate the charges to each individual unit. This formula can include a combinaMon of the following variables: residents per unit( occupancy), number of bathrooms, and square footage. This is called RUBS or RaMo UMlity Billing Service. allocated uMlity charges. Residents remit payments directly to the property management office. AMS also offers consolidated billing which allows other monthly charges such as Trash Fees, Pet Fees, Rent Chareges, etc. to be displayed on the bills as well. AMS then invoices the properMes for the billing fees which are usually passed on to the residents, resulMng in no charge to the property *.* Where regulaMons allow.
Bill and Remit: full page statements are sent to each resident detailing their allocated charges for the period. Residents remit payments to AMS, either online or by mail. AMS then sends money received to each respecMve property, less the billing fees. Fees are generally passed on to the residents, so there is o [ en no charge to the property *.* Where regulaMons allow.
What does AMS send each resident?
There are a few different types of bills residents may receive from AMS: For Bill No Collect: postcards are mailed to the resident, detailing the monthly
