At $100,000, you are the winning bidder of a parcel of land. If the buyer's fee was set at 3%, the final total would be $103,000. The buyer’s fee is determined between the seller and the auctioneer, and helps cover the cost of advertising, promotion and services of the company conducting the auction. A buyer's fee can end up lowering the price of the property being sold. I know, it's hard to believe. Here is the secret of how it works: Say, for instance, the seller decides to sell with an auction company and is on the hook for a 6% selling commission. Splitting the commission between the seller and buyer can be the deciding factor in lowering the reserve price of the house for sale. Like everything in business, the fees are negotiable.
