Baywest Mall
• The architect’s team included around 22 people working full time on the
project for over three years from offices in Port Elizabeth and Cape Town
• During site inspections the team would walk around 13-20km each day
• The mall covers some 90 000m2 of gross lettable area (GLA)
• There are 3 500 parking bays, 50% of which are covered
• Green design principles applied include:
o 20% of land set aside for public open space and conservation area
o Re-apply land use in these areas to protect endangered vegetation
o AC which includes energy wheels
o Use of solar panels/prismatic diffusers on the roofs
o LED lighting throughout
o The use of local materials/labour
o Rainwater retention ponds for irrigation use
o Public transport – full on site covered taxi tank and future BRT route
o Lower carbon footprint
o Creation of more than 7 500 jobs
• Disabled Access (there are 10 000 wheelchair users in the region)
• The roof area includes 75 000m2 of roof sheeting and 72 prismatic
diffusers
• 3 580 concrete columns
• 62 500 cubic metres of concrete, with 4 000 tons of rebar
• 12 000 tons of structural steel
• 3,2km of internal shop-fronts
• 16 000m2 of imported floor tiles (two rugby fields)
• 1,2km of glass balustrades
• Over 4 000 working drawings were created to construct from
