Baywest Mall
The mall itself is not air-conditioned and makes use of overflow AC from the shops and
fresh air replacement.
The project created over 7 500 jobs and also used locally sourced materials wherever
possible. Disabled access has been carefully applied in the mall design, and in addition
to statutory ramp access, parking and toilet provision, details such as the height of
tables in the food court table height were considered, meaning wheelchair users are not
limited to specific areas.
Baywest Mall is the catalyst for the Baywest City precinct development and the
expansion of the city of Port Elizabeth, and its creation provides a much needed
economic boost to the area.

Gavin Minnaar, Global Roofing Solutions’ Group Specifying Manager, explains that the company
supplied BlueScope Steel’s Zincalume 0.53mm AZ150 for the project, using Global Roofing
Solutions’ Klip-Lok 406. “This was to ensure that the roof sheets satisfied the extreme weather
conditions for that part of the country. Ensuring that the right roof sheeting profile was
selected, we were able to ensure wind uplift and water tightness were completely taken care
of. With Port Elizabeth being the windy city of South Africa, Klip-Lok 406 was specified as this
is a product could performs exceptionally well under these conditions,” he says. BlueScope
Steel’s Zincalume using their GRS Klip-Lok 406 with its double-interlocking concealed-fix
profile was an ideal selection considering that they had to roll-formed in continuous lengths
and the sheets were cut to length on site. With roof sheets being quite long, Global Roofing
Solutions was able to take a mobile mill onto site to roll the sheets to the exact size required by
the contractor, Browndeck Roofing.
Global Roofing Solutions worked closely in conjunction with dhk architects, David Langdon
Quantity Surveyors and the project manager, John Townsend on the project. “By engaging and
consulting with the professional team to find solutions, we were able to ensure that the client
was provided with a roof that would perform in all possible conditions,” says Minnaar.
“It was great to be involved with the design team from the start and to provide solutions
to them, ensuring that all specifications were correctly specified. We are looking forward to being
involved in the upcoming second phase of the project,” he says.
