Today, Inspired Lending provides bridging and refurbishment finance across residential, semicommercial and commercial property, supporting transactions from £ 250,000 to £ 5 million. However, while products and loan sizes are important, we’ ve always believed that how a lender behaves once a loan has completed is every bit as important as how it behaves before completion.
That might sound slightly counterintuitive coming from a lender. After all, a considerable amount of work goes into assessing a transaction before a loan is approved, from reviewing the borrower and the asset to understanding the proposed exit and the wider strategy. However, if there’ s one thing property consistently teaches you, it’ s that very few projects unfold exactly as they were originally presented.
At Inspired Lending, where we regularly support both straightforward and more complex property transactions, we’ ve always tried to approach those situations through communication first.
If a borrower finds themselves behind schedule or dealing with an unforeseen challenge, the starting point is usually to understand what’ s changed, how it affects the wider plan and whether the route to repayment still makes sense based on the information available. More often than not, those conversations are far more productive when they take place at the outset.
There’ s a significant difference between actively managing a position and simply reacting to it through process alone, particularly when dealing with experienced property professionals whose projects may have evolved for perfectly legitimate reasons.
In many respects, that comes back to understanding what sits behind a transaction rather than simply looking at what appears in front of you. The more context you have, the better placed you are to make informed decisions and understand what’ s really driving the transaction.
That’ s one of the reasons brokers play such an important role within specialist finance. They often have one of the clearest views of what’ s happening across the market because they’ re seeing changes in borrower behaviour, funding requirements and transaction structures long before those shifts become visible in data or market reports.
It’ s also one of the reasons we were pleased to join FIBA. The association brings together brokers, lenders and other professionals who are dealing with these realities every day, creating an environment where people can exchange experiences, challenge assumptions and learn from one another.
For lenders such as ourselves, those conversations are invaluable because they provide a better understanding of what borrowers and intermediaries are experiencing on the ground. They help challenge assumptions and ultimately lead to better-informed lending decisions.
For me, that’ s where relationships stop being a marketing phrase and start becoming genuinely valuable. They’ re not proven when everything is running smoothly. They’ re proven when circumstances change and people still find a way to move forward together.
