‘ It ’ s not always the lender , borrowers are hesitant ’ is something we hear regularly . There ’ s a lot of uncertainty right now . Investors may not be sure which is the best route to take . So , from the lender side , we also need to do everything we can to remind clients that bridging finance offers a solution . Education is the key here , if clients can see the advantages rather than just the price tag for specialist finance , transactions may complete more quickly . We would encourage brokers to team up with lenders to utilise education pieces that they can present to their clients .
Regardless , the demands of the market necessitate action here . In the build up to the election , there was a 23 % rise in new housing stock across Britain . Sellers were keen to get ahead of any chaos , and buyers needed to act quickly to jump on the new options . A 45- day turnaround wouldn ’ t have cut it .
Activity in the market may only ramp up too . With a new government in power , investors will likely reevaluate their positions , creating all kinds of opportunities for investors . Landlords and property owners , fearful of any oncoming legislative changes that may make operating harder for them , may sell up over the coming months .
Buyers could take advantage of this . And there will likely be buyers . Despite all the rhetoric , many investors appear unphased by the outcome of the election . Recent analysis from Zero Deposit found that 78 % of landlords would maintain the current size of their portfolio in the face of a Labour government .
Some will go further . Nearly three in five high net worth investors plan to “ significantly increase ” their investment allocation to real estate over the coming year , according to new research . Meanwhile , UK property investors are looking beyond London for the next property hotspot .
Our own research also reveals what type of assets may prove most tempting . Our Q1 independent research found that 53 % of investors had a confident outlook for their property investments . It also revealed that BTL properties , student accommodation , holiday lets , and residential assets ( not to be let ) proved most tempting for buyers .
As these types of assets come to the market , eager investors will want to capitalise on the opportunities quickly . They may only have limited time to act here too – mere days , opposed to weeks . As the dust on the election settles , and the market adjusts , a selling frenzy may fritter away .
Only the specialist scene can assist with short windows of opportunity . We understand this at MFS , which is why we put all our resources and knowhow into delivering bridging finance in as little as 3 days where everything lines up . None of our borrowers will need to wait weeks on end for funding if we can help it .
Brokers will have a lot to work through over the coming months . Everything will likely be urgent , whether it ’ s auction finance needed immediately , or a purchasing loan required to have the first offer on a prime rental property . We can help with these scenarios and more – without hesitation or delay .
