What’s making news at ACTON! The first quarter of 2014 has seen some very strong market activity from off the plan sales through to the premium market. Some recent highlights from the ACTON Group include: THE GROWTH IN OFF THE PLAN SALES The recent launches of the last stage of Mayor Rise in Coogee and the first stage of Muse in Coolbellup received outstanding responses with people camping from the night before to secure their preferred lots. Demand has turned around in the last 12 months and ACTON’s Project Specialist team Brad Raynor, Glenn O’Connor-Smith and Jodi Ingram say there are several factors behind this. “Having passed relatively unscathed through the GFC, the worst global recession many of us have seen, most people are feeling confident that if they buy now they will see some capital growth in a few years. They feel that even if a downturn occurs it won’t be that bad. “The increase in the cost of living is seeing people look at ways to reduce their costs. Petrol prices are a large concern. Many developments are close to key amenities, shopping, transport hubs and lifestyle features, allowing people to reduce their driving. “The developments also offer a range of prices from penthouse apartments to units under the Perth median. Plus strata fees cover a lot of costs - insurance, water, building maintenance, gas for example, that are separate costs for stand-alone home owners.” There are more exciting launches coming up over the next few months and we are expecting very strong interest from buyers. AUCTION EXTRAVAGANZA Last month ACTON Fremantle and ACTON Dalkeith joined forces to sell two penthouse apartments in High Street, Fremantle. There hadn’t been a sale in this building for 20 years and two properties coming onto the market at the same time called for a strong, unified approach to get the best possible outcome for the sellers. Sales Executives Rikki Harrison and Noel Rogers (ACTON Fremantle) and Jen Ragan (ACTON Dalkeith) held a dual auction on March 8 and conducted an extensive marketing campaign which included features on the West Real Estate Program on Channel 7. The auctions attracted a lot of interest with bidding on both properties. While they were both passed in on the day, the auction process had attracted genuine, committed buyers for each property and negotiations began in earnest following the auction. We are very delighted to announce that both properties were sold within two days of the auction, highlighting the power of the auction process. PREMIUM PROPERTY SALES Confidence is returning across the very top end of the market with more multi-million dollar properties being listed for sale across Perth. Sales Executive Pamela Wilkinson from ACTON South Perth was recently featured in the West Australian as having achieved the highest price for that week with a $6.8 million sale in South Perth. Over the years she has been responsible for some of the highest sales in the area, and currently has a number of notable listings including a waterfront apartment for $8.6 million say (featured later in the Magazine) and a block for $3.8 million. Pamela says the South Perth area is performing well and the premium market is generating a lot of interest.
