Terminology Overview
KPI
KPI stands for key performance indicator, a quantifiable measure of performance over time for a specific objective. KPIs provide targets for teams to shoot for, milestones to gauge progress, and insights that help people across the organization make better decisions.
RevPAR( Revenue Per Available Room)
Considered the gold standard of revenue performance for your property, RevPAR balances your rates with the number of nights your vacation home is booked. By focusing on RevPAR, we achieve a balanced number of bookings at optimal rates.
Average Stay Value
The Average Stay Value KPI is the average Unit Revenue by number of Guest Checkins during a selected time period. This does not include fees( Other Revenue( Average Stay) or taxes. Key Data Calculation: Average Stay Value = Unit Revenue / Guest Check-ins.
Occupancy
This metric states the percentage of days a home is occupied during a specific period of time.
APO( Adjusted Paid Occupancy)
Adjusted Paid Occupancy( APO) is the percentage of days a home is occupied by paying guests during a specific time period. APO does not include homeowner stays.
ADR( Average Daily Rate)
Perhaps the most widely used metric in the industry, Average Daily Rate, is exactly what its name implies: The average rate per day a vacation home books during a specific period of time.
Feeder Market
The market of origin for potential and repeat guest.
YOY( Year-Over-Year)
Year-Over-Year( YOY) is used to compare a data point from one entire year with that of the previous year.
