360 Blue EMC 2025 Q1 Realtor Report | Page 4

Performance Overview
Greetings Realtor Partner:
With the new year well underway, and Q1 in the books, we are already seeing some revealing trends in the Emerald Coast market, as well as the vacation rental space nationally. With this in mind, I’ d like to share some of the Q1 data, along with some forward-looking metrics, as they offer insight into to what may lie ahead.
Local Market + Macro Economics Q1 of this year saw a continuation of the trend in softer demand that we’ ve experienced since late 2022. Several macroeconomic factors have also played into this steady decline, from elevated inflation to a recent dip in consumer sentiment. Travelers are generally more price-sensitive today and want the best deals before booking a home. This is supported by the continuously smaller average booking window for homes in this area, which has decreased by 12 % since 2023. On a positive note, the decrease in the booking window has decelerated. We’ re seeing a 3 % year-over-year decrease from this time last year vs the 9 % decrease we saw from 2023 to 2024.
We also experienced a slightly slower Spring Break than in 2024, due primarily to Easter week and Atlanta week landing later in April. Local issues, such as insufficient beach access and the recent increase in inventory, have also put downward pressure on Rates and Occupancy for the year.
The End of a Trend? So, what are we seeing in the data that’ s surprising?
Plenty. The biggest surprise is the forward-looking metrics we’ re seeing for the rest of the year for the Emerald Coast market. Based on year-over-year Q1 performance data, it would seem to be a safe bet that the rest of 2025 would see a continuation of the steady decline in demand. But that’ s not happening. We are pacing ahead in RevPAR, which balances Rates and Occupancy, by 7 % for the remainder of the year. This is especially significant, as the overwhelming majority of vacation rental revenue is earned during Q2 and Q3, as they capture Summer and Fall bookings.
So what’ s going on here? Why does our market appear so resilient while many national markets generally show a continued underperformance in demand?
Aside from having some of the finest beaches in the country, a significant factor is that we are a popular drive-to destination. Roughly 73 % of Walton County guests come from our major feeder markets— Atlanta, Nashville, Birmingham, Montgomery, New Orleans, Dallas, and Houston. All are a relatively short drive for families, allowing them to forego the expense of airline tickets and rental cars.
