SELL YOUR HOME, KEEP YOUR PRIVACY— Listing your home as a PRIVATE EXCLUSIVE allows you to control what information is shared about you and your home while still getting exposure to top agents at Beacham and Compass.
Beacham offers a pre-marketing strategy called a Private Exclusive which is essentially an off-market, quiet listing. Beacham and Compass agents company wide( over 28,000 agents) can see the listing and share it with their clients. It is not an active listing and will not appear on FMLS and will therefore, not accrue days on market. A Private Exclusive allows us to test aspirational pricing for your home without " days on market " and the public risk of a price drop. It is a way to get eyes on your property while DOM and price history will not carry over when( and if) we do list it publicly on FMLS.
Private Exclusives can often make buyers feel like you are doing them a favor by letting them see the property early while it ' s off the market. Letting them know that you are going to list it publicly at a certain date can lead to highly attractive offers in their attempts to secure the property before it goes public.
If you ' re concerned about your privacy and security, a Private Exclusive means that the general public will not be able to see the photos or floor plans of your home since it will only be viewable to Beacham and Compass agents. We don ' t have to put up ANY photos if you don ' t want us to( but we recommend having professional photos, as most agents will want to see them before scheduling a showing).
When we first list as a Private Exclusive, it ' s possible that your listing will spend fewer days on the market. This is because we ' ve already received feedback and made any necessary adjustments to best position it for it ' s release.
