EIFS CLADDING
Observation Place was built 9 years before
the NZ Building Code changed and cavity
systems became mandated to be used in all
new home construction.
The most common EIFS in NZ uses expanded
polystyrene (EPS) insulation adhered to the
substrate with fibreglass mesh embedded in a
nominal 1.6mm base coat which can receive
additional layers of mesh and base coat for
stronger impact resistance.
This system provides a continuous air barrier
and superior thermal containment of heat,
properly installed systems should not have
water intrusion problems.
