Developments welcome residents to the Park

Development has been a constant in St. Louis Park since its founding, as the suburb bordering Minneapolis continues to evolve. City leadership has focused on creating housing of all shapes and sizes to address the nationwide housing shortage crisis. Several projects have reached fruition recently. Union Park Flats opened in December 2024. Project for Pride in Living( PPL) owns and manages this three-story, 60- unit affordable apartment building at 6027 37th St. W. The building includes studio, one, two and three-bedroom apartments, all of which are affordable at a range from 30 % area median income( AMI) to 60 % AMI. The building is also certified under the Enterprise Green Communities program.
In May 2025, the economic development authority( EDA) and city council approved amended contracts for private development for all components of the Beltline Station Development, a 6.7-acre site at the southeast corner of County Road 25 and Beltline Boulevard. Full work on the site started in late summer, and the finished project consists of three buildings. Building one is to become a 152-unit, seven-story mixeduse building with six levels of market-rate housing and approximately 19,500 square feet of neighborhood commercial space, potentially anchored by a grocer.
Building two is slated to become a four-story all affordable apartment building with 82 units, 39 of which are to be available to households earning up to 60 % of Area Median Income
( AMI), 23 units will be available to households earning up to 50 % AMI, and 20 units will be available to households earning up to 30 % AMI. Most units will be larger and suitable for families, including 22 three-bedroom units and 44 two-bedroom units. Building 3 is a five-story market-rate apartment building with 146 units.
A parking ramp will also be installed. With approximately 590 stalls for cars, it will function as a light rail park and ride as well, with approximately 1,800 square feet of retail / commercial space.
Sustainable features, including on and off-site solar, green space, plazas and public art, will be incorporated throughout the development.
The development will adhere to the city’ s green building policy. Altogether, the multi-phase redevelopment will have 380 units of which 82( 21 %) will be affordable. View the Beltline Station Development homepage at stlouisparkmn. gov under the“ Community Development” tab.
This year has also seen housing momentum pick up in the West End. The Teras Development at 5401 Gamble Drive, purchased by Hempel Real Estate, will be a redevelopment of the West End Office Park.
The six-story, 223-unit mixed-use building with 21,000 square feet of commercial space, including a grocer, is set to be completed in 2028 after breaking ground in the summer of 2025.
