Developments continue to open in St . Louis Park
Development has been a constant in St . Louis Park since its founding , as the suburb bordering Minneapolis continues to evolve . Several projects have reached fruition recently . Bigos Management built a six-story apartment building with 233 units in the Shelard Park neighborhood , the far northwestern section of St . Louis Park near Highway 169 and Interstate 394 . The new building includes a courtyard with a pool and spa , a dog run , outdoor pickleball courts and a rooftop amenity deck . The project at 9808 and 9920 Wayzata Blvd . includes 47 affordable apartments .
Separately , Bigos Management bought the former Via Sol development , rebranding it Zelia on Seven . The building includes 217 apartments , including 18 live-work units . Eighty-seven are restricted by income . The site includes an “ urban forest ” and three art installations . Bigos Management completed additional work on the building , located at 5725 Hwy . 7 near the future Wooddale Avenue light rail station . Final work in 2024 included the expansion of a surface parking lot , installation of a swimming pool and added amenity space for residents .
The former Aldersgate United Methodist Church site at 3755 Wooddale Ave . has been redeveloped into Arbor Court , a 114-unit apartment building . All apartments are restricted by income . Developer Real Estate Equities gained a certificate of occupancy for the site in March 2024 .
At the West End , the new Caraway apartment building stands six stories high and contains 207 units . Eight units are considered affordable for households making up to 60 % of the area ’ s median income . Greystar Real Estate Partners created the building at 5235 Wayzata Blvd ., which includes a pocket park on 16th Street and pedestrian improvements .
Opus Group opened Corsa , a 250-unit apartment building at 3440 Beltline Blvd . It contains 25 units affordable to households making up to half the area median income and includes commercial space . Other features include an indoor gym , pickleball courts , a rooftop deck with a pool and a mural painted by St . Louis Park artist Adam Turman .
Rise on 7 came online in late 2023 . The project at 8115 Hwy . 7 by CommonBond Communities includes 120 affordable units . The building houses Rise Early Learning Center , a nonprofit that provides early childhood education .
Risor , a five-story , 170-unit apartment building at 3510 Beltline Blvd ., also opened in late 2023 . The 55-plus building includes 18 units considered affordable to households making up to half of the area median income and 14 groundfloor live / work units along with commercial space . Amenities include a rooftop deck with a pool and pickleball courts and a golf simulator .
Projects under construction include Union Park Flats , a Project for Pride in Living apartment building at 6027 W . 37th St . The three-story building will include 60 units , all of them considered affordable to residents making between 30 % and 60 % of the area median income . Project for Pride in Living bought part of Union Congregational Church ’ s property for the project .
Several other projects are in the planning stages . For example , the St . Louis Park Economic Development Authority agreed with the Greater Metropolitan Housing Corp . to redevelop four single-family homes on the 5600 and 5700 blocks of Minnetonka Boulevard into four twin homes containing eight units .
Approved projects include :
• A four-story , 57-unit mixed-use building at 2625 Louisiana Ave . S .
• A 36-unit , three-story building called Achromatic on the 6000 block of Cedar Lake Road .
• The Beltline Station Development that includes hundreds of apartments and parking stalls near County Road 25 and Beltline Boulevard .
• A third phase of Parkway Residences at West 31st Street between Inglewood and Glenhurst avenues . Two phases have been completed . In all , the project includes 235 apartments .
