Market Updates
The U . S . vacation rental market continued to face challenges throughout Q3 , though the YOY industry declines have slowed compared to 2023 . A number of factors have affected stay trends throughout the past quarter , including increased supply , ongoing inflation , and nightly rates that continue to fall . The competitive nature of the Summer season put considerable pressure on ADRs , and we adhered to our strategy of reducing rates to drive Occupancy and ultimately increase RevPAR . This was largely successful throughout the Rocky Mountain West , with Natural Retreats ’ RevPAR growth exceeding the Market ’ s in almost every case . We will continue to pursue this strategy throughout Q4 since it has proved beneficial in combating the challenging market conditions and helped protect homeowner profitability during a period of industry softness .
Booking pace is looking good for Q4 , with the Rocky Mountain West trending ahead of last year . November seems to be suffering from softer demand , though October and December revenue are pacing ahead by 15 % and 8 %, respectively . This trend is strengthened by the fact that 2025 bookings are already pacing 31 % head YOY . Our current attention is focused on maximizing holiday Occupancy while also monitoring trends affecting Q1 of 2025 . While
