� 411,000 apartments in Metro Denver , calculates to annual rent income of over $ 9.3 Billion � 44,000 new units under construction , with 70,000 more under planning consideration � 575,000 multifamily units in the State , where over 1 million Coloradans call home � $ 1,888 is the average rent for the Denver Metro area … calculates to $ 2.19 / sq ft � $ 1,780 is the average rent in Colorado � $ 1,518 is the average rent in Colorado ( excluding the Denver area ) � The overall value of apartment stock in Metro Denver is over $ 123 Billion
As 2024 begins it is not difficult to understand our greatest challenge for AAMD and CAA . Once again it will be protecting your business from government intervention and legislation from local & state law makers . Housing and affordable housing are priorities legislators always include at the top of their list- but it is an unfortunate reality and all too frequent- that their efforts have the opposite effect of their intentions . The NMHC reports 40.6 % of multifamily housing development costs were due to government-imposed regulations . It ’ s likely for Housing providers to be once again hammered with new regulations , ordinances , and state statutes in 2024 , which will in turn increase the cost of housing .
AAMD & CAA have already launched a massive litigation effort to reverse unattainable energy regulations both on the State ( Rule 28 ) and City ( Energize Denver ) levels . Watch for updates in early 2024 . At AAMD and CAA we will work tirelessly to protect your business and this industry .
Beyond government affairs , other important initiatives we ’ re focused on for 2024 will include :
� Expansion of our Hands-On Maintenance Education ( H . O . M . E .) Program and HOME Room � Growth of our Maintenance Apprenticeship Program ( M . A . P .) � Advancing our partnership with Junior Achievement exposing the industry to future talent & renters � A new industry Compensation survey in early 2024 � Revitalized member services including an updated Legal Handbook , & “ Coffee with Lawyers ” program � Continuation and strengthening our Lease Form options , from NAA Click & Lease & a local program � Wider reach of AAMD ’ s 401k program and other Independent Rental Owner services
AAMD appreciates how our members are true ambassadors of the Association and have spread the word on our value to the industry .
