“ IF YOU ’ RE SERIOUS ABOUT E-MOBILITY AND YOU WANT TO TEST SOMETHING , AND YOU WANT TO GO TO MARKET , YOU REALLY WANT TO COME TO THE CMC .”
PAUL LAU CEO AND GENERAL MANAGER , SMUD
EVs on the road by 2030 — an eight-fold increase from today .
Lau says SMUD made an initial $ 5 million investment in the CMC and will add an additional $ 10 million to an innovation fund as a match to what other partners contribute . While SMUD , as a public utility , cannot take an equity stake in any of the startup companies developing products at the CMC , legislation was signed allowing it to participate in a pilot program that uses warrants so that SMUD can share financially in the success of CMC clients . Dörfer believes there is a strong potential for building a pipeline of talent in Sacramento through the CMC ’ s partnerships with Sacramento State , UC Davis and the Los Rios Community College District . He also says he expects a higher percentage of these skilled workers will stay in the area based on what he saw happen in Aachen as new businesses established themselves and suppliers flocked to the area .
Lau believes the stars are aligned and that the CMC will be a gamechanger for the region . “ What we ’ re envisioning , it could mean billions of dollars in investments , probably in the next decade , coming into the Sacramento region , creating thousands of jobs ,” he says . “ That ’ s really what we ’ re hoping to achieve with the CMC .”

URBAN LIVING AT ITS FINEST

Once home to the builders of the transcontinental railroad , The Railyards near downtown Sacramento is becoming a modern-day hub of culture , entrepreneurship and innovation . This vision is embodied in The A . J ., the first residential project in The Railyards . The mixed-income development , led by The Railyards ’ developer Downtown Railyard Venture and USA Properties Fund , will begin pre-leasing in Fall 2022 .

The A . J . will feature studio , one-bedroom and two-bedroom apartments thoughtfully designed to fit an urban lifestyle and meet the Build It Green gold standard for energy efficiency . Bedrooms will include well-appointed finishes and built-in cabinetry and offer plenty of natural light .
Named for A . J . Stevens , deemed the father of innovation at the Sacramento Railyards in the late 1800s , The A . J .’ s fresh design honors its roots while embracing modern design cues . Amenities will include a fitness center , pool and spa , dog wash , co-working space and a rooftop sky lounge with outdoor grills and fire tables .
“ Downtown Sacramento needs more mixed-income multifamily housing that also offers modern amenities ,” says Denton Kelley , managing principal of Downtown Railyard Venture . “ The A . J . fills that need and will exemplify urban living at its finest .”
Situated on 2.89 acres at 6th Street and Railyards Boulevard , The A . J . will offer immediate access to light rail and buses , ample parking and more than 5,000 square feet of ground-floor retail with a mix of neighborhood-serving tenants .
The A . J . is within walking distance of other planned developments at The Railyards , including Kaiser Medical Campus , dining , a concert and entertainment venue and the Central Shops District .
