Moisture levels fluctuate throughout the day, and depend on temperature and relative
humidity levels.
If there are leaks or moisture entry, the levels will be raised higher then the equilibrium
moisture content.
Many houses are a dry occupancy, but have a window that is allowing moisture entry - this is
common in many homes and while not desirable, it is usually easily remedied by the visit of
a aluminium joinery technician at around $120 per window.
Aluminium joinery is malleable and moves easily when exposed to sunlight, expect to
service joinery on a
3 - 5 year cycle.
In most cases, most homes have never had their
joinery serviced prior to being sold, and the first time people are aware their joinery has
servicing requirements is after a pre purchase building inspection such as this one.
When joinery leaks or allows moisture in, this
is usually viewed as a joinery leak, not a
cladding failure.
The windows to watch are the ones facing into the northerly or southerly winds.
New Zealand showers depending on age and style often leak, with use often 5 - 8 years
after they have been installed. This can be determined by higher moisture readings on
either side of the shower.
This can be remedied in two ways: 1. simply running a bead of silicon on the inside junctions
of the shower or 2. Resetting the shower. Option 1 will usually be a DIY solution and cost a
tube of silicon at around $20.00, Option 2. will be between $500 to $600.
Moisture levels of concern are readings between 24% to 30% moisture content.
