Keating explains the average buyer thus far is “ regional ,” from nearby states such as Nebraska , North Dakota and Minnesota who are “ looking for a really nice place to retire close to towns that have things to do .” He estimates they are between 55-60 years in age .
Keating Resources originally looked at investing in the Southern Hills but Keating explains that the Southern Hills close down during the winter . “ Spearfish and Deadwood are year round ” and Lead offers “ triple the snow ” that communities like Custer have .
Overall , though , the incredible diversity of the Black Hills region is unsurpassed , in Keating ’ s opinion . “ To be able to go from Hot Springs to Custer to Argyle to up here , in the canyon . There ’ s so much diversity .”

Keatings Resources began in 2004 by Gerard , Alec ’ s father . “ I ’ ve had a great mentor . He had a UP ( Union Pacific ) intermodal terminal in Joliet , Illinois and then the barge terminal there on the river . He also bought and sold the largest contiguous farm in the United States in Louisiana .”
Keatings Resources has also done industrial development and redevelopment in Chicago , Tampa , Miami , Austin and Dallas . The father and son team came across the Three Peaks Ranch property in 2020 .
“ Covid hits . We ’ re all inside . Even conservative Texas and Florida were shut down . He had bought the former Gateway Computer Complex in Sioux City , Iowa , which had been vacant for a decade , subdivided it into five separate units and sold off those condos to different manufacturing users .”
That ’ s when Alec said to his father , “ Hey , why don ’ t we go to Sioux Falls . South Dakota seems like a great place to do business .”
As he explains , “ We drove to Sioux Falls and thought it was super boring .” So the father and son continued west to the Black Hills . “ We were just astounded at what we found . We figured out these aren ’ t hills , they ’ re the highest mountain range east of the Rockies . Really accessible . There ’ s 4 direct flights every day from DFW ( Dallas Fort Worth ) to Rapid .”
A week later they bought Three Peaks Ranch and several other properties in the area .
“ We just saw great value here in Western South Dakota versus the mountain west . If you want to move to a place like Park City , Utah you better be worth $ 20 or $ 30 million , minimum . Because all you ’ re gonna get for $ 3 million there is a condo . You ’ re not getting a home .”
Alec says Keating Resources is “ filling a gap no one else is ” by providing “ value for people who have some money but they can ’ t afford a $ 7 million dollar home in Jackson Hole .”
