land could be sold to tenants who wanted
to construct their own buildings or
hire McClellan to build to suit. Over the
last 20 years, more than $500 million
has been invested in McClellan’s 10
million square feet of buildings, and the
project is now 90 percent occupied.
“Being 90 percent leased is a
bellwether for what’s going on in the
industrial economy,” says Ken Giannotti,
senior vice president of leasing and
marketing of McClellan Park. “We’re
really broad-based in terms of the kinds
of industrial users we have. Saying we
have 140 residential apartments, nearly
250 commercial and airport tenants,
and 20,000 employees on the property
is a long way of saying that we’re
one of Sacramento County’s strongest
economic engines.”
One such industrial user is Siemens
Mobility Customer Services, part of
the global Siemens Mobility transport
company that creates urban, interurban
and freight transportation. In 2016,
Siemens opened a 60,000-square-foot
facility at McClellan to be Siemens
Mobility Customer Services’ U.S. headquarters
and West Coast logistics hub.
The company’s customer services used
to be co-located with Siemens’ local
manufacturing plant in south Sacramento,
but because both branches were
so successful, they quickly outgrew
their footprint and the company began
to look for a second space it could dedicate
to maintenance and overhaul.
“When we first came to McClellan
for a site tour, we realized it had the
perfect layout,” says Michael Tyler,
head of Siemens Mobility Customer
Services. “We required a 10-ton
overhead crane, and McClellan was
one of only two sites in the region that
had one. The Air Force doesn’t do
anything lightly, so the foundation was
amazingly deep, which meant we could
attach heavy equipment without further
modifications. The proximity to (air
travel) made it the perfect place for our
headquarters, and the landlords have
been very accommodating on our rent
structure, tenant improvements and our
need for new space as we grow. McClellan
is the perfect fit.”
