What challenges have you faced recently and how have you overcome them ? Holding subcontractor and vendor pricing — prices seem to go up constantly . Material shortages — some products have insane lead times , never before seen as long as I have been in the industry . … It ’ s hard to get subcontractor pricing for projects because the market is still flooded with projects and opportunities . We try to lock in subcontractors early so we can place orders for materials and store materials if needed . We ’ ve developed procurement logs to determine which products are going to be the longest-lead items . We try to work with our clients to get them the best price in light of rising interest rates and project costs . We bend over backwards to get subcontractors to look at our projects to enable us to get the best coverage for our clients .
What projects are you currently working on ? Yuba Crossings in Yuba City ; Victoria Park on 47th Street and 47th Avenue in Sacramento ; The Collection at the River on the Garden Highway ; Acacia Meadows in South Sacramento ; Urbane30 at 30th and U streets in Sacramento ; and the Elk Grove Skilled Nursing Facility ( among others ).

What trends are you seeing in your industry ? Current trends we are seeing in the single-family residential space is the demand in smart home technology , from smart home automation and single unit platforms to remote access technology . We are seeing a higher demand in single-family detached housing in urban in-fill areas and higher demand from millennial buyers entering the housing market . In terms of construction , modular building has become increasingly popular given the supply chain issues and shortage in the labor force .
How do you think your industry might change over the next year or so ? With interest rates rising , we will see the demand in housing steady out , which could lead to material prices dropping and better access to materials . Furthermore , with interest rates on the rise , affordability will become an issue for many buyers and therefore we may see the buyer pool shrinking in parts of the region . We don ’ t anticipate demand decreasing in the Sacramento region given that we are significantly underhoused . We believe that the demand in housing will continue , and new home sales prices will continue to be steady .
