No Place Like Home New housing projects abound By Jessica Hice

Placer Valley is brimming with real estate and recreational development and attracting new residents . From high-end homes offered by Sotheby ’ s International Realty to multifamily and single-family housing projects in Roseville , Rocklin , Lincoln , Loomis , Granite Bay and across Placer Valley , there ’ s something for everyone .
Housing production is at near-record highs in Roseville , says Lauren Hocker , senior planner for the Roseville Development Services Department . In 2021 , the city issued more than 1,800 single-family building permits and approved landuse projects that will lead to more than 4,000 single-family apartment homes , she says .
“ The city is also experiencing shifts in homebuilding trends ,” she says . “ The production of typical for-sale single-family homes and small-lot single-family homes remains strong , but an increasing number of for-rent single-family home communities have been built , which is a newer trend in California .”
Downtown Roseville developments are also expanding . This summer , construction on a four-story project at 129 Vernon St . will be mixed-use , says Camran Nojoomi , a local developer with Ashria , LLC .
The first floor of the building is a 3,000-square-foot space marketed for a restaurant tenant . The three floors above the restaurant will be 18 apartment units ranging from studios to two-bedroom , two-bath living spaces , set to be finalized in the next two years , Nojoomi says .
“ Roseville has long been a hotbed for suburban development ,” he says . “ The City of Roseville has strong leadership and management and has made significant investments in the redevelopment of Downtown . I ’ m placing my bets on Roseville , and I know that more development will follow .”
In Rocklin , housing and recreational developments are also booming . Dallasbased Tekin & Associates is planning a 384-unit apartment community called Lonetree located at Lonetree and W Oaks Boulevards , and Towne Development is planning a 181-unit single-story apartment project called Estia at Rocklin at University Avenue and Sunset Boulevard .
A proposed mixed-use community project in Rocklin called College Park is still in the early stages of development by Evergreen Sierra East , Cresleigh Homes and USA Properties . According to its website , it will offer nature trails , parks and residential , commercial and office spaces .
In Lincoln , Curve Development is planning Cyrene at Meadowlands , a 6.2- acre build-to-rent project that will create 81 two- and three-bedroom homes and begin pre-leasing at the end of this year .
It ’ s no wonder why families are drawn to the area . Placer County is often described as “ country living with big city convenience .” It boasts rich heritage , beautiful forests , safe neighborhoods and abundant recreational activities and employment opportunities . the opening of Bennett ’ s Kitchen Bar Market and home chefs will appreciate a planned Trader Joe ’ s .
Placer Valley ’ s cities and the county have worked well together to create a business-friendly environment while addressing key underlying issues , says Kirk Uhler , executive director of the Placer Business Alliance . He says the Placer County Conservation Plan offers more certainty to developers than any other county can when it comes to meeting environmental standards , which reduces costs and expedites permits , and his organization is working with local officials to confront workforce development and affordable housing needs , which he says are currently the biggest impediments to businesses across most industries .
Roseville ’ s Anguiano says there is guarded optimism that the area will continue to flourish despite the challenges of a tight workforce and housing development that is racing to meet demand . “ If the last few years have confirmed anything , it ’ s that we can ’ t predict the future ,” she says . “ I ’ m hopeful some of the potential high points we will continue to see is growth in innovation and entrepreneurship , industry , and private investment and development , particularly in housing and amenities .”
“ Placer County and its incorporated cities are very well positioned to continue to take hold of opportunities that are created by virtue of the dissatisfaction that ’ s being created elsewhere in California ,” Uhler says . “ While we know that we can ’ t compete against counties in many other states that have a lower tax burden and a lower regulatory burden , our job is to be the best , most business-friendly county of the 58 counties in California . If somebody makes the strategic business decision that they need a physical presence in California , we want Placer County to be the obvious choice .”
