“ People can choose to own a home on the campus with an HOA or they can buy a Life Plan membership that gives them the fullest spectrum of services ,” says Sheri Peifer , Eskaton ’ s chief strategy officer .
The campus-like setting of area independent living facilities , such as long-established Oakmont of East Sacramento and Aegis Living in Carmichael , offer a spectrum of services onsite that range from bocce courts and birthday parties to meals , movies and theater presentations , as well as chauffeur-driven shuttles to events throughout the metro region .
Among the newest entries into this market is Sonrisa Senior Living , which opened in Roseville last fall . It caters specifically to those who are 55 and older and looking for upscale , easy living . Nearly every hour of the daily calendar at the 201- unit facility is filled with activities ranging from dancing , cooking and exercise to spiritual support . “ It ’ s definitely unique , high-end living with a lot of luxuries ,” says Marketing Director Benjamin Martin .
USA Properties Fund operates 91 senior housing projects in the region and has another eight under construction that include a mix of market-rate and subsidized affordable housing . In March 2022 , the company completed a $ 5.7 million rehab of a 1970s vintage building to provide updated housing for 119 seniors at Sierra Sunrise in Carmichael . The facility , which is restricted to low- and very-low-income seniors over the age of 62 , includes a gym , gardens and meeting spaces , plus a catering kitchen used by Meals on Wheels and an office for visiting registered nurses .
The company recently broke ground on its newest project , Sage at Folsom , a 110-apartment development slated to open in the first quarter of 2023 . “ We ’ ve enjoyed much success in Folsom and
are looking forward to providing more affordable housing for seniors looking to live in a very vibrant neighborhood and thriving city ,” USA Properties Fund President Geoff Brown said in a statement . Age-eligible residents will need to earn about $ 19,150 to $ 51,000 per year to
