What were some unique projects Hines created as a result of the pandemic ?

We delivered a large local development and executed a significant property sale concurrently with the start of the pandemic , so the unexpected decrease in occupant density gave us some valuable time to sharpen our skills through training , and time to recertify and improve our existing teams and buildings , and to connect with our tenants and understand their concerns and emerging needs . … Through our partnership with our parking operator SP Plus , we were able to transform an underutilized surface lot into a COVID test site . Through partnerships with two law enforcement agencies , we were able to provide a training location in a vacant historic building that was facing more than its share of vandalism . Through our longstanding partnership with SMUD , we were able to leverage rebates to fund efficiency projects at the properties that could be expedited during low occupancy . Creative thinking goes a long way . … Sacramento is resilient and was really ramping up for growth in terms of buildings and residential deliveries pre-pandemic , and while the pause slowed momentum for many projects , I think new projects will be emerging rapidly in the months and years ahead .
What considerations do you have to take into account as a property manager when dealing with different types of building owners ?
When you are working directly with the owner , they have more of a vested interest to provide offerings in the building because those offerings directly benefit them and their employees . Sometimes when you are working with an asset manager who has a huge portfolio of buildings spread across the world , the little details and importance of occupant satisfaction get lost .
