Located on the revitalized R Street Corridor in Midtown Sacramento , the Cordano Capital Co . office tenant improvement is part of an adaptive reuse building project by developer James J . Cordano Co . This project transformed the century-old brick building that had once housed a stone cutting shop as well as a theater into a mixed-use development with ground-level commercial space and a two-floor addition comprised of 26 luxury apartments called The Carlaw .
Expansive windows visually connect to the streetscape outside , while inside , the office integrates the building ’ s existing historic features — brick walls , exposed 15-foot-high concrete ceilings , concrete columns and industrial windows — into a modern workplace . The open plan features a mix of individual workstations , private offices , a conference room and support spaces in a sophisticated earth-toned color palette that contrasts with the industrial architecture . Wood paneling and angled recessed lighting in the open work areas and a movable glass wall in the conference room aesthetically integrate with the existing brick and concrete to bring warmth to the contemporary features .
Since the project was scheduled to open its doors shortly after the onset of the pandemic , “ our team collectively pulled resources to identify ways to increase the sustainability of the future office environment ,” says Heather Kampa , a principal at interdisciplinary design firm HGA , which designed the space . This included health and safety measures like open office space to provide ample physical distancing , increased technology for flexibility and mobility , and increased air filtration and hands-free plumbing fixtures .
