Airparks offer basic business park benefits , but also hold further advantages for developers and tenants through their proximity to airports . The Capital Region has four of these economic engines , each with its own unique qualities and features — and each thriving as the country experiences an e-commerce boom .

“ Airparks are at the core of a multi-modal delivery and transportation system of goods , making them the place to be for warehouse and distribution uses ,” says Gerry Kamilos , former project developer of Metro Air Park , and current president of Kamilos Companies . “ Proximity to airports means being able to move goods in and out by air and to easily fly executives and other staff in and out . Airports are also often on major freeway corridors , so airparks have excellent capacity for efficient ground transport . All in all , airparks offer unique transportation efficiency .”
BIG AIRPARK ENABLES BIG DEVELOPMENTS Largest among the region ’ s airparks is Metro Air Park at nearly 1,900 acres , 1,320 acres of which are entitled and developable , with 4,700 jobs projected on-site at buildout . Adjacent to Sacramento International Airport , Metro Air Park was envisioned decades ago and is now active with developments and tenants . The park ’ s first development was an 800,000-plussquare-foot distribution building for Amazon , completed in 2017 . Since then , millions of square feet among several buildings have been added .
Schnitzer Properties ( formerly Harsch Investment Properties ) has just purchased nearly 85 acres at Metro Air Park with plans for a total of about 2 million square feet among multiple industrial distribution and flex buildings . The company plans to break ground in spring 2023 on its first phase of development with two buildings of about 200,000 square feet each on a speculative basis . “ After those first two buildings , we ’ ll see what the market looks like ,” says John Shorey , Schnitzer ’ s senior vice president and Sacramento regional manager . “ We have a master plan for up to eight buildings .”
Schnitzer develops industrial , retail , multifamily and office buildings as well as other projects up and down the West Coast and has had a Sacramento-area presence for 25 years . “ One of Metro Air Park ’ s advantages is its availability ,” Shorey says . “ There isn ’ t really any other available land to be purchased and developed at that scale in Sacramento .
