That ’ s why Broome is excited by Aggie Square , an innovation hub that is scheduled to start first-phase construction this year on UC Davis ’ Sacramento campus . But he notes that it took an East Coast real estate development firm , Baltimore-based Wexford Science and Technology , to provide much of the financial backing .
“ Just like Aggie Square needed Wexford , we need large-scale industrial developers here that can spec buildings out because employers are only going to go to a building that is pretty well underway or completely built ,” Broome says . “ They ’ re not going to negotiate and build from scratch .”
There ’ s quite an incentive to ensure that these kinds of projects get built — Broome says that advanced manufacturing can create five times as many jobs per square foot as warehouse space and that those employees earn more .
“ After we get a handle on COVID-19 ... I believe there will be another big spike in industrial lease rates to balance and promote new spec development .”
