With approximately 70 employees , TRICORP does a considerable amount of selfperformed work in the affordable housing and tenant-improvement markets , as it remodels and rehabilitates existing buildings . “ We rehabilitate many apartments , which is our most satisfying work ,” says Moayed . “ In fact , we are currently rehabilitating 308 apartment units .”
TRICORP ’ s affordable housing projects currently under construction include the rehabilitation of 236 units at Longshore Cove in Vallejo for Solano Affordable Housing Foundation , the rehabilitation of 72 units at Stone Pine Meadow in Tracy for Eden Housing , and new-build construction of 85 units at 1801 West Capitol Ave . in West Sacramento for Mercy Housing .
TRICORP clients include six of the top affordable housing developers in California . “ One of our strengths is that we ’ ve established solid relationships with those affordable housing developers ,” says Moayed . “ For us , repeat work is key , and we have 18 projects among those six developers . Another strength is our preconstruction services , the early planning that makes successful projects that promotes repeat work .”
Clients have come to trust TRICORP to carefully manage the challenges of COVID-19 .
Working with the Associated General Contractors of America and following Centers for Disease Control and Prevention and other health organizations ’ guidelines , TRICORP was one of the first contractors to implement a comprehensive program to combat the threat from the coronavirus . The firm had procedures and policies in place by mid-March 2020 . “ We learned how to strictly manage positive cases , including testing , contact tracing , isolation and getting back to work quickly ,” says Moayed .
Always on the innovative edge , TRICORP has built several award-winning projects , including the first 250-unit modular building in downtown Sacramento , which is one of the largest of its kind in Northern California , the 300-bed Academy65 student housing project near Sacramento State , and the 16 Powerhouse mixed-use apartments at 16th and P streets , which became the prototype and catalyst for recent growth in Midtown Sacramento .
Although award-winning projects are a byproduct of pursuing the overall good of the community , for everyone at TRICORP , working in the affordable housing sector with its human element brings the most satisfaction . “ Affordable housing rehabilitation is the least glamorous but most emotionally rewarding work we do ,” says
Chris Cormier , director of operations . “ It ’ s both technically challenging working through varying site conditions on a compressed schedule and also highly rewarding to immediately see the positive impact our work has on residents in that community .”
