Frustratingly, the oversupply of homesites for sale did not help the market in 2014, and homesite absorption was not as high as it was in 2012 or 2013. AVG DOM 211 146 133 Although fewer homes sold last year, Hampton Hall can boast a “balanced 2014 market,” as the year closed out with 44 sales, 6 homes under contract and 26 active listings. Furthermore, buyers did not seem to favor one particular view over another as there was a nice distribution of home sales with wooded, golf or lagoon views. AVG DOM 137 144 105 Island West experienced a nice market in 2014. In addition to an improving average sales price and reduced time required to sell, there were fewer “distressed sales” when 2014 is compared against the past several years. Inventory levels in Belfair remained relatively high, as 2014 closed out with 34 active listings for sale. 2014 was a better year for Berkeley Hall as both the average and median price notably increased when compared against 2013, and the number of sales over $500,000 jumped considerably. Especially noteworthy, Berkeley Hall posted its highest re-sale price in MLS history, besting even the highest prices at the 2005/2006 top of the market. colleton river YEAR 2012 2013 2014 Strong sales continued for a third consecutive year in Bluffton Park, and at a rapid pace! Additionally, average prices increased even as the number of reported new home sales tapered off, illustrating solid re-sale activity. And, with its prime location so close to Old Town we can anticipate 2015 being another strong year for sales in Bluffton Park. AVG DOM 165 133 162 Unfortunately 20% of the sales in Moss Creek during 2014 were identified as “distressed sales” by either selling “short” or by the bank, affecting the market in terms of price and activity. On a positive note, much of this type of inventory has been absorbed, and by the end 2014 there was only one short sale listing and no bank owned remaining listings for sale in Moss Creek.
